Loft Conversion Types

Loft conversions generally fall into one of four categories. However, the design you choose depends on the type of roof you have. Other factors also come into play such as planning restrictions, your own personal choice and of course your budget.

Providing there is sufficient headroom, most roofs can be converted, which is great news. Consider what type of conversion best suits your needs. An important consideration is where the stairs for the new loft conversion will go. You may also want to consider adding plumbing if you require another bathroom in your loft conversion.

Generally, if your house was built before the 1960s, you will have rafters and a steep pitch. These are easy to convert as there is good headroom. The modern trussed roof can also be converted but remember usually you will need a minimum height of 2.3 metres across around half of the floor area to make a conversion worthwhile.

Types of loft conversion are as follows:-

Gable

This type of conversion involves making fairly major changes to the roof. The gable wall is built up to the ridge line and a new section of the roof is built to fill in the gap. When the roof has been extended, the conversion and be completed. This is likely to require planning permission as the outline of the roof changes.

Dormer

Dormer conversions are ideal for lofts that have limited headroom. The existing roof again requires extending to allow for additional floor space and headroom within the loft conversion. Planning rules for dormer conversions vary from area to area so this will need to be checked out as some authorities will only allow dormers at the front of the property, so that adjoining gardens are not overlooked, while others will only allow them at the rear.

Mansard

A Mansard roof conversion will maximise the available space within your loft. This type of conversion has two slopes, the lower slope is almost vertical and the top section of the roof is almost horizontal. This type of conversion will require planning permission as they are built by raising the gable walls on either side to make the profile for the structure. It is worth noting that Mansards are usually more expensive as they require greater construction.

Velux Windows

Velux or rooflight conversions are very cost effective and do not normally require planning permission.

If there are constraints on planning then this type of conversion works well for lofts as long as there is ample headroom. If headroom is going to be limited then either a dormer or mansard conversion may be a better option.

With Velux windows the existing roof structure is left untouched, as the Velux windows are installed to fit flush with the line of the roof. The cost of the conversion is therefore kept down as they do not require extensive alterations.

As the loft is not extended beyond the original roof line, planning permission is not normally required, although of course, we will still check with the local planning department, to avoid problems later on.
